Pavers, properly.

There’s a particular South Florida sin: a brand-new paver patio, sealed by a contractor in one visit, that turns hazy white within six months. That’s water vapor trapped under a non-breathable sealer that was applied to damp pavers. We don’t do that.

The right paver sealing job is two visits. Day one: pressure wash, lift old polymeric sand, treat stains. Two-day wait for full dry-down. Day two: polymeric sand re-installation in the joints, then breathable seal application. The sealer is a water-based, breathable formula — vapor escapes, water rolls off.

Pricing — by the square foot.

Clean only: $0.30 / sq ft (1-visit)
Clean + sand + seal: $0.55 / sq ft (2-visits, recommended)
Strip + clean + sand + seal: $0.85 / sq ft (if there’s a failed previous sealer to remove)

Travertine, coral stone, and natural-stone surfaces are quoted on site — they require a different sealer chemistry.

When to seal.

New installation: 60–90 days after installation (let the base settle and efflorescence finish migrating)
Re-seal: every 3 years for the breathable seal we use, every 1–2 for solvent-based competitors
Don’t seal if your pavers have efflorescence (white haze) — that’s mineral salts coming through, and you need to address them before sealing or you’ll lock them in permanently

Why the 3-year warranty.

Because the breathable sealer we use is rated for it, and we apply it properly (clean substrate, polymeric sand, two coats at correct mil thickness). Most cheap sealers are rated for 12 months and applied in a hurry.

Why two visits?

Pavers need to be completely dry before sealer goes down. In South Florida's humidity, that means 24–48 hours minimum between the cleaning visit and the seal visit. Anyone who does it in one visit is either putting the seal on wet pavers (it won't bond) or skipping the polymeric sand refill.

Glossy or matte?

Both available. We default to a 'wet look' satin finish — it enhances the natural stone color without looking plastic. Glossy is available for travertine; matte for limestone or coral stone if you don't want any sheen.

Will it stop weeds in the joints?

Polymeric sand + seal is the combination that suppresses weed growth and prevents joint erosion. The seal alone won't do it; the polymeric sand alone won't either. We do both.
