Why won't pressure washing remove rust?
Rust is iron oxide chemically bonded into the concrete or stucco substrate. Water — even at 4,000 PSI — doesn't dissolve it. It just polishes the surrounding concrete and makes the rust *more visible*. Removal requires an acid that reduces iron oxide back to a water-soluble salt.
Is the chemistry safe for plants and pets?
Oxalic acid is the active compound in rhubarb and spinach — naturally occurring. We dilute, apply locally, dwell 8–12 minutes, then triple-rinse with a neutralizer. We pre-wet beds and tarp where needed. No pet or plant has been harmed in our process; we still recommend keeping kids and pets indoors for 90 minutes after application.
Will it work on every kind of stain?
Rust from sprinklers, fertilizer burn marks, battery acid pooling, and most metal-oxide stains — yes, very high success rate. Old motor oil that's already discolored the concrete substrate — partial improvement, not removal. Permanent etching from acid spills — we can lighten but not erase. We assess and tell you before we charge.
Can I just buy the chemical and do it myself?
You can — F9 BARC and oxalic powders are at Home Depot. The two problems: application rate is critical (too strong burns concrete white, too weak does nothing), and proper neutralization is the difference between a one-visit fix and a recurring stain in 90 days. We do it because the failure modes are subtle.
