A window in Miami picks up four things: salt mist off the bay, pollen during dry season, hard-water spots from sprinkler over-spray, and that particular grey haze you get from the air itself near 95. Pressure washing won’t fix any of it — high-pressure water on glass causes streaks and risks blowing seals on dual-pane windows.
The job is hand work plus the right chemistry.

Interior + Exterior package — the one most homeowners book:
- Every pane, both sides, hand-squeegeed or water-fed pole as appropriate
- Sills, tracks and frames wiped (hand-cleaned, not just rinsed)
- All screens removed, rinsed, and re-installed
- Hardware (cranks, latches) wiped
- Final inspection at sunset angle — we look at the glass the way you’ll look at it
Exterior only — for clients who want regular maintenance between full visits:
- Every exterior pane, water-fed pole with DI water (spotless dry)
- Frames rinsed
- No interior, no screens

- Single-story, exterior only (up to ~25 windows): $149
- Single-story, interior + exterior: $249
- Two-story, exterior only: $199

- Skylight cleaning: $39 each
- Hard-water spot removal (sprinkler etching): +$45 per affected area

What we don’t do.
We don’t replace seals or repair fogged dual-panes — those are glazier work, not cleaning. If we spot a failed seal during service, we tell you and recommend a glass shop. No upcharge attempts.
We don’t clean glass that’s pitted or etched beyond cleaning — sprinkler hard-water damage past a certain point is physical, not chemical. We’ll show you, then quote a glass restoration specialist if needed.
How often.
Coastal homes (Key Biscayne, Miami Beach, Brickell waterfront): every 8–10 weeks for exterior, twice yearly inside + outside. Inland homes (Doral, Pinecrest): every 3 months exterior, once a year inside + outside is usually plenty.
